Coverage varies enough that the product data sheet should control your estimate. As a broad planning reference, current industry calculators commonly use values around 80 to 100 square feet per gallon per coat for some spray-applied asphalt sealer systems, while hand application may cover less. Those figures are not a substitute for the instructions supplied with your material.

Sealcoat Calculation Formula
The base material calculation is:
Gallons = (Area in sq ft × Coats) ÷ Coverage per gallon
Then apply the waste allowance:
Total gallons = Base gallons × (1 + Waste %)
Sealcoat Calculator Example: 5,000 Square Feet
Assume a project has 5,000 sq ft of asphalt, requires 2 coats, and the selected product is estimated at 80 sq ft per gallon per coat.

- Coverage: 80 sq ft/gal/coat
- Waste allowance: 5%
Base material:
(5,000 × 2) ÷ 80 = 125 gallons
With 5% added:
125 × 1.05 = 131.25 gallons
For early planning, that project would therefore require approximately 131 gallons. Before purchasing material, confirm the actual product coverage, mixing instructions, application method, and container sizes.
One Coat vs. Two Coats
The number of coats has a direct effect on material quantity. If every other input stays the same, two coats use roughly twice the base gallons of one coat. Do not choose a coat count only because it produces a lower estimate; follow the material specification and project requirements.

How to Measure a Driveway for Sealcoating
For a rectangular driveway, multiply length by width:
Length × Width = Square Feet
A driveway measuring 60 ft long by 20 ft wide has an area of 1,200 sq ft. If the driveway widens near the garage or includes irregular sections, measure those sections separately and add them together.
How to Measure a Parking Lot for Sealcoating
Parking lots often contain islands, concrete areas, loading pads, buildings, sidewalks, and other exclusions. Start with the gross paved footprint, then subtract surfaces that will not be sealcoated. For complex properties, dividing the lot into sections usually produces a more reliable takeoff than one rough overall measurement.

Why Your Actual Sealer Use May Be Higher
- Rough or porous pavement: aged surfaces can absorb more material.
- Application method: spray, squeegee, brush, and roller methods can produce different coverage.
- Mix design: water, sand, additives, and manufacturer specifications affect application.
- Irregular edges: curves, islands, and detailed handwork can increase loss.
- Surface texture: coarse asphalt generally requires more material than a smooth surface.

Material prices vary substantially by product type, concentration, packaging, supplier, order volume, and region. For that reason, the calculator does not force a national price into your estimate. Enter the price you can actually buy the material for.
For example, if the calculator returns 131.25 gallons and your current material price is $4.50 per gallon:
131.25 × $4.50 = $590.63 estimated material cost
This is a material estimate only. Professional job pricing can also include crack preparation, cleaning, labor, equipment, fuel, mobilization, traffic control, overhead, and profit.
Sealcoating Cost Per Square Foot
Current 2026 industry pricing data commonly places professionally applied sealcoating in a broad range around $0.15 to $0.30 per square foot for standard asphalt-based work, with small driveways often carrying a higher effective per-square-foot price because setup and mobilization are spread across fewer square feet.
That range is useful for a reasonableness check, but it should not replace a local estimate based on the actual pavement condition and scope.
Sealcoating and Crack Repair
A sealcoat quantity calculation should not be treated as a crack-repair calculation. Cracks, potholes, failed asphalt, oil contamination, and drainage problems may require separate preparation or repair before sealing. Adding more sealer does not correct structural pavement failure.
