How the Asphalt Tonnage Is Calculated
The quantity calculation converts pavement area and compacted thickness into cubic feet, applies asphalt density, converts pounds to short tons, and then adds the selected material overage:
Asphalt tons = area × (thickness ÷ 12) × density ÷ 2,000 × (1 + overage)

New Parking Lot vs. Overlay vs. Full Replacement
New asphalt parking lot
A new lot can require excavation, grading, aggregate base, compaction, drainage, asphalt placement, curbs or transitions, and final pavement markings. Soil and drainage conditions can be more important to total price than the asphalt material itself.
Mill and overlay
An overlay can preserve a structurally suitable pavement while renewing the surface. Milling may be needed to maintain elevations at curbs, drains, doors, ramps, and transitions. An overlay should not be used to conceal widespread base failure or severe structural distress.
Full replacement
Full replacement adds demolition or removal cost and may uncover base or drainage problems that were not visible before the old pavement was removed. It can therefore have a higher budget than an otherwise similar new installation.

How to Measure a Parking Lot for Paving
Use the paved surface area—not the full parcel size. For rectangular sections, multiply length by width. Break irregular lots into smaller rectangles or other simple shapes, calculate each section, and add them together. Subtract landscaped islands, buildings, unpaved medians, or other excluded areas when appropriate.
For a contractor bid or large commercial project, measurements from project plans, survey data, CAD takeoffs, or verified site measurements are preferable to rough visual estimates.

Base Preparation and Drainage
Two parking lots with the same square footage can have very different budgets because the pavement foundation and water management are different. Common cost items include excavation, aggregate base, proof rolling, soft-spot correction, grading, geotextile, underdrains, catch basins, trench drains, utility adjustments, and transitions.
If water is already ponding or the existing pavement is moving, a surface-only estimate can understate the likely scope. A contractor or engineer may need to evaluate the cause before a reliable rehabilitation plan can be priced.
